Tips For Maintaining Your Commercial Garage Door

The garage door on your commercial building likely sees a lot of use during the day. That's why it's so important that you perform regular maintenance for your commercial garage door to keep it in good shape. Here are some tips for what you should be doing if you want your garage door to last a long time. 

Balance Testing

The first thing to do is check to see if the garage door is properly balanced. Put the garage door in its closed position, then disconnect the door from the opener by pulling on the red release handle. You should now be able to manually lift the door open. Place the door halfway in the open position and observe how the door behaves. If the door stays in the open position, it is balanced and in good shape. A door that falls back down into the closed position means that the door will need to be repaired. 

Having an unbalanced garage door means that a lot of extra weight is going to be put on the garage door opener when it is operating. This can cause the opener to break down prematurely and require repair or replacement to get it working again. 

Safety Mechanism Testing

Every commercial garage door should have safety mechanisms to prevent the door from closing on cars, objects, or people that are in the path of a closing door. You'll want to test this feature periodically to ensure that it is working. 

The best way to do so is by placing a solid block of wood along the path of the garage door on the floor. If the safety mechanism is working, that garage door is going to go into reverse as soon as it comes in contact with the block of wood, even if it is a couple of inches off the ground. This means that the garage door is going to go into reverse no matter what is underneath it, especially if you accidentally close the garage door while a customer's car is in its path.

Hardware Securing

There are plenty of bolts used to hold the panels of the garage door together. It is a good idea to go around to all of these bolts and make sure that they are tight. Loose bolts can cause hinges to come loose and break off the garage door. The one area you do not want to mess with is the bolts on the spring. There may be bolts that are red in color, which are an indication that these bolts provide tension to the spring to help operate the door. For safety reasons, you'll want to let professionals check those bolts.
